Please do not use this company for Loan modifications. In October of 2009,18 months ago we paid guidance Dept relief (which is now changed to guidance tax relief)$3500.00 to help modify our mortgage, It was one of the most painful and agenizing process' we have ever had to endured. Being asked to submit the same documents over and over and over again, still finding ourselves in the same or now even worse position, than when we started. They never would followed up on our phone calls, ask for the same paperwork even though they had it, promised it would take about 3-5 months for an answer. We keep getting bounced from one person to another.we even asked that the owner (RICK) to be forwarded all the emails that we receive from them and all the ones that we sent. Our last email we sent to Rick, Amber, Hanna and someone new named Allison, asking again why its taking so long , the email was answered by Rick saying that they are canceling our file and telling us we can pursue our modification on our own. Basically telling us where to go. Today January 11,2011…18 months later we started to pursue our loan modification on our own. We also put in a claim to the better business bureau and are going to contact the attorney general. And we are also speaking to a lawyer.

Effective October, 2009 in California, it is illegal to collect any fees, regardless of the form, for negotiating or attempting to negotiate a loan modification for a residential mortgage. All modification services must be fully completed before any money can be collected. It is also illegal to divide fees or services into components for the purpose of avoiding this law and they took our fee after the effective date and that in itself is illegal.
